Description

Using site evaluation for real estate development feasibility as a framework, we developed a design computation tool that generates a multitude of potential mid-rise multifamily building configurations, yields, and performance characteristics on a site, given certain parameters for zoning envelope, fire code, slope, and construction type. The tool ranked building configurations against four measurable factors, adapted from GGLO’s internal design guidelines: density (achieved gross usable residential floor area), daylight access (solar illuminance on vertical and horizontal surfaces), diversity (number of building corners suitable for multi-bedroom units), and interaction potential (ratio of floorplate area to common corridor length).
